Globally, 39% of all CO2 emissions come from buildings. At HOLD, we have an ambitious goal: we want to construct office buildings in such a way that they significantly contribute to reducing these CO2 emissions.

We have made a radical choice by constructing all our buildings entirely from wood. Wood serves as a powerful CO2 storage, unlike traditional building materials that emit CO2 during their production. A wooden office is not only pleasant to work in, but it also reduces the feeling of work pressure and is attractive to a new generation of tenants and employees.

With HOLD, we go one step further; we have considered the entire lifecycle of a building. For example, through an energy-efficient and modular installation concept, adaptability of the building to easily meet the changing demands of organizations, and actively measuring building usage to optimize the office environment and reduce energy needs.

Through HOLD's product, the traditional linear office product has been developed into a circular service. Discover the ten features that make this possible below:

  1. Natural materials Our office buildings are made entirely of wood, a natural CO2 storage. The use of wood (mass timber) as a building material makes a significant contribution to energy performance, thanks to the excellent insulating properties of wood.
  2. Future-proof design At HOLD, we constantly think ahead: our modular structural and technical design concept allows owners and users to adapt their office buildings now and in the future without producing waste.
  3. Energy-efficient building services Our buildings are extremely energy-efficient, with a consumption of only 39 kWh per square meter of usable floor area per year, which is significantly better than the Paris Proof standard of 70 kWh per square meter.
  4. Flexible layout plans Our buildings are standardly equipped with a flexible partition wall system for custom office layouts. These partitions can be easily (re)placed at defined locations without structural or technical adjustments. Of course, these flexible walls can also be easily reused.
  5. More than just a building To create a pleasant working environment that meets the wishes of a new generation of organizations, many special features are included. Think of an atrium with a loft, glass boardrooms, a stage, a bar, pantries, two entrances per floor, an elevator, multifunctional spaces in each wing, and more.
  6. Convenient tenant app Each HOLD building is equipped with smart office technology from Officemanager. All building users receive an app that allows them to fully customize their office experience to their individual needs: from opening doors and booking meeting rooms to communicating about improvements and booking visitor parking spaces.
  7. Smart building technology A central building management system automatically controls the building based on energy consumption and physical use. This system regulates, among other things, lighting based on presence, sunshade control, and room-level temperature control.
  8. ESG-ready reporting Periodic reports at the individual tenant level from a digital twin provide users with insight into daily office usage. These reports also contain advice to further reduce energy consumption and CO2 emissions.
  9. Data-driven workspace advice Because office use is continuously measured, tenants receive periodic optimization advice. This advice is supported by a plan including a quote, ensuring the layout plan always aligns with the development of the organization. Resulting in an optimal match between the building and the organization.
  10. Healthy working environment A natural workplace is not only pleasant to work in, but it also reduces the feeling of work pressure and is attractive to a new generation of tenants and employees. HOLD's buildings are fully tailored to the human touch; we call this biophilic design.
